Installation On An Old Wooden Single Pane Window in Montclair, NJ

Today we performed an emergency glass replacement for a window that is over 100 years old in Montclair, NJ

 

The Window Glass Replacement:

Safety precautions must be taken when working with old windows. Old windows usually still have lead based paint. Lead paint is detrimental our health if the paint has been disturbed. The disturbance releases microscopic particles in the air. We used safety masks and safety goggles during this window glass replacement.

Windows this old have very sturdy balances. The typical life of a modern balance is anywhere from 5-25 years. These old ‘rope’ balances can last over 100 years! The lifespan of a window balance is contingent on many factors- such as the weight of the window, the quality / brand of the balance, the amount of use of the window, and the quality of workmanship / installation of the window.  A balance is a counterweight mechanism used in double and single hung windows. In essence, a window balance is the mechanism that holds your window up when you raise it, and keeps it down when the window is closed. (More about balances)

A common problem with a window this is old is it will often have rot in areas not visible from it’s two faces. We noticed slight window sash rot on the window pane dividers. Fortunately, we were able to mill new sash guards. See our sash rot solutions for more information.  This is a custom built, hand crafted window. Finding a manufacturer to build a replica for this window  would be extremely expensive. Our client chose for us to mill the necessary parts for wooden sashes.
