Window Sash Replacement & Foggy Pane Repair

Insulated glass windows (IGU’s) have an average lifespan of about 20 years. Regardless of what type of glass your window has installed, homeowners and business owners cannot avoid window wear and tear. Common problems with insulated windows are wood rot, encapsulated seal deterioration, and chemical desiccant decomposition. Seal deterioration and desiccant decomposition will both lead to moisture in between the glass panes thus causing foggy windows and foggy patio doors. Rotten wood sashes are dangerous for people in residential homes and commercial property because the windows or their panes can fall out and hurt somebody.

Foggy Windows & Doors

Moisture buildups up in windows and doors when their insulating seal deteriorates, or when the chemical desiccant decomposes. These common problems render double glazing useless because home and business owners actually lose the window’s thermal insulation. We use thermal imaging cameras to document any loss in thermal dissipation. We usually see an increase in homeowners energy bills that run concurrent with the window’s moisture buildup. In most cases, a window replacement is unnecessary because we can just replace the insulated glass unit. Glass replacement is cost effective solution compared to window replacement.

Rotting Wooden Sashes and Frames

Wood rot is another common occurrence with old windows and window sashes. Sometimes

wood rot is not noticeable, such as when the wood is embedded in an aluminum sash. Not being able to see window sash rot does not mean your sash is healthy.. Rot in your windows, if left unattended, can make using a window very dangerous. Always exercise caution when dealing with sash and frame rot.

Why do window sashes rot?

Neglect is the main cause to windows and window sash damage. Usually neglect leads to water damage and/or termite infestation. Preventative maintenance can delay wood rot. We recommend waterproofing the exterior and interior window and joiner junctions as well as changing out loose screws can prevent wood rot. Using urethane between joiners and other openings where water can leak into creates a barrier between the wood and the weather.

Window Hardware Replacement

Most window hardware is replaceable, however we do not recommend you change the window’s hardware if the wood has rotted. If your window’s wood sash has gone bad, we recommend you either replace the window, or have a new wood sash milled. Often, having a new sash milled is a cost effective solution over a window replacement. We have compiled a list of hardware and their uses here.

The picture on the above depicts extensive window sash rot. We were able to pull the screw out without any tools. This is just an example of how dangers sash rot poses for home and business owners. It would be impossible to secure any new parts on a rotten sash thus causing danger for both home and business owners. We stock most window replacement parts to ensure a seamless window repair.
